Audience: listing agents. Slug: /blog/price-reduction-or-staging. Meta: More listings are cutting price than ever recorded. Here’s how to bring staging into the seller conversation before the first reduction.

As of right now, more than one in every five listings in the U.S. has gone through a price cut. In fact, Redfin reported a staggering 22% in the four weeks ending on October 11, 2026, the highest share it has ever recorded. If you list homes for a living, you already know that feeling. You know, the one where the seller calls on day 30. You can hear the stress. They ask “what are we doing? Should we drop it?”

What if there was another way? This post lays out a different kind of conversation. The best time to have this talk is before launching your listing. The second best time is right now.

What the market looks like this fall

Buyers have choices. They have room again to be picky. In that same Redfin data, they pointed out that pending sales were down 12.7%, and mortgage rates hit a three-year peak of 7.4% in early October 2026. In (Central Florida), we’re seeing price cuts right around the 60 day mark. In fact, more than half the listings that have price cuts have been on the market for over 60 days.

We serve several markets that have experienced unprecedented sales numbers in recent years. In San Antonio, Orlando, Austin and Tampa, those sales numbers have changed dramatically. We’re hearing comments like “you’d have to have showings to get feedback.” And, “I just think buyers have options, if it’s not an immediate yes, it’s a no.” As of October 2026, we’re seeing

Orlando, FL – average days on market 61 days.

Tampa, FL – average days on market 60 days.

San Antonio, TX – average days on market 67 days.

Austin, TX – average days on market 67 days.

All of these days on market numbers are up substantially from a year ago. The kicker…. A professionally staged home, one that the level of staging aligns with the price point of the home like The Home Story MethodTM, can make a meaningful difference. The homes we staged—properly aligning staging level with pricepoint, went under contract in an average of 17.3 days.

Buyers don’t walk on price. They walk over value.

I say this to every Realtor I work with. You rarely lose a deal on price. Price is only an issue in the absence of value. How do your photos stack up against photo after photo of vacant living rooms? Can the buyer, who has hundreds of active listings to go through while sipping wine on their couch tell how big the primary bedroom really is? No, so they move on. The price didn’t scare them off. They just didn’t see enough life in the listing to want it.

A price cut tries to align the price, trying to fizz the value problem. Lower value…. Lower price. Sometimes, that’s the right call. Sometimes it doesn’t address the real issue. Either way, it’s permanent. It shows up in the listing history, and every agent reads it as a sign your sellers will go lower. Will they? Can they?

We had a project that was on the market for 6 months with consistent buyer traffic and no offers. The Realtor reached out and we created a Home Story Plan aligned with the price-point of the house. The results—four offers in the first week. They accepted the offer at full asking price.

Three questions to ask your seller BEFORE the first reduction

1 – What does the price cut cost you in dollars? An agent told me years ago that their brokerage was teaching them to automatically drop the price 5% at 14 days. Let that soak in for a minute. On a $450,000 home, five percent is $22,500! Relaunching a $450,000 listing with the Home Story MethodTM is around $2900. Put the real numbers in front of them.

2 – What is the buyer seeing online? Oftentimes, a seller is also looking for their next home. Ask them the kinds of things they are seeing. What are their patterns? Are they endlessly scrolling? So is their buyer. Stop the scroll!

3 – Which rooms are confusing? Do you have a flex room? A garage conversion? A bedroom that just looks small in photos? Those rooms make buyers keep looking. Show them how to live there.

What the research says

The National Association of Realtors’ 2025 Profile of Home Staging surveyed agents. 29% of sellers’ agents said staging increased the value offered by up to 10%. In fact, 83% of buyers’ agents said staging made it easier for buyers to see the home as their own. The Home Story MethodTM is a buyer focused methodology designed to sell homes faster and for more money by aligning the staging with the pricepoint of the home.

Bring it up at the listing appointment. Don’t wait until day 60.

The easiest time to talk about staging the home is before the listing goes live. Sellers are experiencing the highest excitement and anxiety, the listing photos haven’t been taken, and the listing hasn’t made a first impression yet. By day 60, the seller is tired, anxious, and staging sounds like one more expense.

I recommend agents come in with a game plan like the ones we provide to TSC Insiders. Come in with the data, the comps, and success stories. Our Home Story MethodTM Advisors will often join agents in these conversations as part of a unified listing team.

If money is the obstacle, ask us about pay-at-close. It let’s the seller, or the agent, cover the staging cost out of the sale instead of putting money up front.
