Trying to choose a paint color for your Florida home? From Florida’s climate and HOA regulations to design trends and personal preferences, it can be difficult to find a paint color that checks all the boxes.
As Florida interior decorators, we understand these challenges… but we also know how to overcome them with paint colors that are stylish, timeless, and a great match for the Florida lifestyle. Here’s our local guide to choosing the perfect color palette for your Florida home.
What is the best paint color for my Florida home or vacation rental?
When choosing an exterior paint color for your Florida home or vacation rental, consider light shades that draw inspiration from your home’s local surroundings, like crisp whites, creamy neutrals, earth tones, and coastal blues (and get approval from the HOA!). For your home’s interior, opt for textured, neutral walls, steer clear of dark accent walls, and consider adding pops of color with wallpaper or accessories.

Our Expert Tips: How to Select the Perfect Exterior Paint Color for Your Florida Home or Vacation Rental
Choose Light Colors vs. Dark Colors
One of the most important decisions you’ll make when choosing a paint color for your Florida home? Determining whether a light or dark shade is best. However, we can make this decision easy. You should choose light colors for Florida homes when you can… every time!
Dark colors absorb heat and can exceed 160°F in direct sunlight. Since Florida averages 230+ sunny days per year, you’re pretty much guaranteed to deal with all the negative effects of heat absorption: hot surfaces, warmer indoor temperatures, high cooling costs, and extreme fading.
Local Tip: Avoid pure black for exterior surfaces in Florida. Instead, choose earth tones or crisp, cool whites (which resist fading) and lean on dark colors for accents only. Light colors are visually appealing, enhancing your home’s curb appeal, but also pair well with Florida’s climate, keeping your home cool.

Lean on Your Surroundings for Inspiration
Need some exterior color inspiration? Look at your Florida neighborhood and surroundings.
Generally, warm earth tones absorb less glare (perfect for The Sunshine State!) and complement Florida’s scenery. For homes in Central Florida, like Orlando or Lakeland, muted greens often blend harmoniously with the dense landscaping. Houses on the coast, like those in Clearwater or Tampa, often look great with light blues reminiscent of the ocean.
Test Colors Before Painting the Entire Home
In Florida, grabbing some paint samples from the hardware store to compare and contrast is not going to cut it when making a permanent paint decision. Because of Florida’s climate, humidity, and intense sunlight, colors can often appear 2–3 shades lighter outdoors than indoors, which is why testing different paint colors on your home’s actual exterior surface is the way to go.
Our advice? Grab a few paint colors, paint a small swatch of your home’s exterior, and pay attention to how the color looks at different times of day: from sunrise to sunset. The paint you absolutely love at all points of the day should be the winner for your exterior makeover.

Get Paint Plans Approved by the HOA
If you live in a neighborhood with an HOA like many Florida homeowners, choosing a paint color might be more straightforward than you think (because they’ll decide for you).
Many HOAs have regulations for which exterior paint colors you can choose, and even how many homes can be painted the same color (Yes, really. This comes from personal experience in my own Florida neighborhood. Two houses right next to each other wanted a refresh in the same color… the HOA said no way). That said, before you fall in love with an exterior paint color, run your plans by the HOA first.
Choose an Exterior Color Scheme Based on Your Architecture & Location
Your Florida home’s design will have a dramatic impact on the exterior paint color you choose. While color palettes should reflect local aesthetics and climate-smart design (as we explained above!), here’s a breakdown of the types of colors and shades you might want to lean toward for each popular Florida architectural style.
| Architectural Style | Colors |
| Mediterranean and Spanish Revival | Terracotta and earthy tones (like creamy white, soft beige, or tan) tend to suit Mediterranean and Spanish styles best. |
| Coastal Contemporary | These home designs favor warm whites and softer coastal blues over bright tones, using muted pastels and color pops as an accent. |
| Contemporary | For contemporary homes, use 70% light neutrals (like a crisp white or greige) with 30% dark accents (usually for trim and windows). |
| Victorian | For Victorian homes, pair deeply saturated trim and jewel-toned accents (greens, blues, plums, and golds) with heat-smart body colors to capture classic charm while keeping your Florida home cool. |
| Key West | Live in South Florida, like Miami or Key West? You can lean on bright colors, like pink, turquoise, and yellow, for a tropical feel. |

Choose an Interior Color Palette Based on Your Rooms & Decorating Style
Thinking about refreshing the inside of your home with some new paint? From what we’re seeing in professional interior design in Florida, super dark accent walls are out, and textured, neutral walls are in. Still like the idea of an accent wall? Wallpaper is all the rage right now and can give the look and feel of an accent wall without dragging down your home’s interior design with dark colors.
In addition to choosing a whole-house aesthetic, selecting the right colors for each room is just as important to set the mood. Here’s what we suggest for different rooms in your Florida home:
Bathrooms
Bathrooms should feel relaxing, clean, and energizing, which is why clean white is the most popular paint choice for bathrooms. Shades of blue and green can also create a serene, calming atmosphere, and pops of yellow can add vibrancy and cheerfulness to an otherwise blank slate.
Living Room
When it comes to painting a living room in Florida, the sky is the limit. However, the specific colors you choose will help to set the “vibe” of your primary living space. Classic creams and grays feel traditional, deep browns and orange hues feel homey, and cool greens and blues feel refreshing.

Kitchen
To elevate the color scheme of your Florida kitchen, choose warm colors that make cooking and cleaning feel more enjoyable. Warm whites, coastal neutrals, shades of blue, and even earthy greens are all great options to consider, depending on your home’s style and your personal preferences.
Bedrooms
Muted colors that create a sophisticated resort aesthetic, like sandy neutrals and warm whites, are a great choice for a Florida master bedroom. Kids’ bedrooms are a great place to experiment with pops of color, and you can even incorporate a fun theme if you’re decorating a vacation rental near a theme park. Pro Decorating Tip: Furnishing a vacation rental? Strong listing photos are one of the biggest drivers of bookings. Consider color combinations that will look bright, clean, and inviting on camera. Dark walls can make rooms feel smaller and moodier than they actually feel in person.

FAQs
The best time to paint in Florida is October to April. During these months, temperatures are much cooler and humidity levels are lower, which can prevent paint issues like bubbling or blistering. And, since Florida’s rainiest months are during the summer, you’ll be least likely to deal with a sudden downpour that will wash away or ruin fresh paint.
Inspect your Florida home every 5–10 years for repainting. Since Florida homes suffer so much wear and tear from UV exposure, high humidity, heavy rain, and salty coastal air, they often need to be repainted more often. Wood and stucco homes need to be repainted the most regularly, while fiber cement and vinyl siding can hold up a bit longer between paint jobs.
When painting your Florida home’s exterior, you should use acrylic latex paint for Florida’s humid climate. You should also choose colors with a Light Reflectance Value between 55–80 to ensure your home stays cool enough in the hot sun.
Exterior painting costs in Florida range from $1,500 to $4,500 for standard-size homes, while larger homes can exceed $10,000 for exterior painting. Factors influencing painting costs include home size, paint quality, and surface preparation. Be sure to get multiple quotes from different contractors to estimate painting costs accurately and secure the best deal.
